Skilled Maintenance Manager

Responsible for ensuring that all buildings and surrounding areas are safe and free from any conditions that may cause harm or danger to youth, staff, volunteers, or visitors; the maintenance of any equipment, buildings and other facilities connected with Covenant House Georgia; managing supplies and vendors; asset and fleet management; completing maintenance repairs; assisting in project management of any new build or remodel.

ESSENTIAL DUTIES AND RESPONSIBILITIES: Covenant House Georgia reserves the right to unilaterally modify, remove, or add to any of the following:

. Oversee the maintenance/repair of heating, air conditioning, buildings equipment, kitchen, landscape/external property, and motor vehicle fleet

. Performs general maintenance and repair work on buildings, equipment, grounds, and related facilities: and performs semi-skilled manual work involving building maintenance, plumbing, electrical, carpentry, painting and drywall, masonry, custodial, or other maintenance projects.

+ Performs various plumbing tasks: troubleshoots plumbing problems: installs and repairs plumbing fixtures; clears and unblocks water lines and drains; repairs toilets, sinks, faucets, etc.

+ Performs various electrical tasks: troubleshoots electrical problems; replaces light bulbs and ballasts.

+ Performs various tasks involving general building maintenance, carpentry, paints interior and exterior surfaces; performs general concrete work, plaster applications and places sheetrock; removes, repairs, and replaces floor/ceiling tile; installs, adjusts, and repairs doors and hardware; and performs related maintenance and repair activities.

. Assist in ensuring that operation, construction, and maintenance of buildings, equipment, and systems are in compliance with applicable laws, codes, regulations, and standards: conducts regular maintenance inspections of buildings, equipment, grounds, and facilities to identify potential problems, unsafe conditions, and needed repairs; and initiates any actions necessary to correct issues identified.

. Maintain plan for fire evacuation and disaster response; serve as Emergency Response Coordinator

. Coordinates Environmental Health and Safety Program

. Maintain up-to-date records for all state, federal, and insurance semi-annual and annual inspections and oversee inspections; e.g. annual fire inspection.

. Determines amount of materials needed to complete projects: provides cost projections as requested; gathers equipment, tools, parts, and supplies; monitors inventory levels; and orders new or replacement materials when needed.

. Oversee and assist in any construction or renovation projects

. Manage all facilities vendors, maintaining a positive working relationship with each

. Manage agency IT and phone systems in collaboration with external resources

. Conduct performance reviews and makes recommendations for salary adjustments for direct reports

. Provide any pertinent training to new and existing employees as it relates to safety, vehicle use, etc.

. Perform any maintenance repairs when possible or coordinate repairs by contracted professionals when needed

. Participates in the setup and removal of tables, chairs, stages, etc. for special events

. Represent CHGA well in all internal and external communication

. Ability to:

+ uphold Covenant House Georgia standards of conduct, policies and procedures at all times

+ ensure that all buildings and surrounding areas are safe and free from any conditions that may cause harm or danger to youth, staff, volunteers, or visitors

+ be flexible and a strong team player

+ model appropriate, professional behavior for staff to establish and maintain superior services to youth in a safe and inviting atmosphere

+ participate in other CHGA programs and activities as required

+ establish and maintain an effective working relationship with co-workers, supervisors, representatives of other agencies, and the public

+ effectively communicate, verbally and in writing, with both internal and external individuals and/or businesses

+ respond in a timely manner to emergencies and resolve issues

+ work a flexible schedule when needed

+ work standing, walking, and/or sitting a minimum of 8 hours per day/shift

+ drive agency or personal vehicles to transport items and/or persons (must maintain a valid Georgia Driver’s License with acceptable driving record)

. Participate in the preparation of an annual budget and operating within that budget with regard to all expenses

. Performs all other duties as assigned

SUPERVISORY DUTIES: Supervises janitor and other contractors and staff as assigned.

EDUCATION & EXPERIENCE: Associate’s degree and/or 5 years’ experience in facilities and handyman/maintenance work preferred, or a combination of work/education; skilled and/or knowledgeable about building mechanicals and maintenance, plumbing, electrical; strong communication & interpersonal skills required; demonstrated ability to perform facility repairs.

WORK ENVIRONMENT/PHYSICAL DEMANDS:

. Ability to work a flexible schedule as needed.

. Ability to work standing, walking, and/or sitting a minimum of 8 hours per day/shift.

. Ability to drive agency or personal vehicles to transport items and/or persons.

. Valid Georgia Driver’s License with acceptable driving record.

Ability to travel as needed for training or to fulfill job requirements.
